General Maintenance Technician
Maintenance Job Responsibilities:
As a General Maintenance Technician, your overall responsibility will be to ensure that the apartment units and other property facilities are move-in-ready and in good working order.
This may include:
Performing painting duties as assigned, including painting and touch-up painting throughout the community.
Drywall repair, including filling in small holes caused by nails and minor dings from normal wear and tear most commonly performed between the time a tenant vacates a unit and a new renter assumes occupancy.
Preparing recently vacated units for new rental as assigned – painting and maintenance/repairs.
Interacting on a regular basis with maintenance supervisor, leasing manager, property manager and residents in a professional, courteous manner.
Working on an on-call basis or overtime hours as needed.
Attend weekly maintenance meeting with maintenance supervisor, property manager, leasing manager, and other maintenance technicians to stay informed of upcoming turns, seasonal needs, and other company needs.
Work proactively to keep the property pristine and in working order; regular cleaning and pick up of dumpster area and site, keeping free of debris and trash.
Performing minor to moderate level plumbing repairs and replacement/installation, including repairing leaks in toilets and sinks.
Repairing and replacing any kitchen appliances that are property of Covington Oaks/Olde Towne Apartments.
Remove any trash or belongings from vacated units to be prepped for maintenance, cleaning, and repair.
Repairing and replacing light fixtures and performing other minor electrical work.
Repairing locks and making other miscellaneous repairs to doors and knobs.
Work off a planned preventative maintenance schedule and coordinate with maintenance supervisor and property manager on executing needs on priority basis.
Provide professional, prompt and courteous correspondence with renters when scheduling and providing maintenance services, and with contracted vendors that provide additional facility services.
Maintain an organized schedule, complete all maintenance requests in a timely manner and communicate to maintenance supervisor, leasing manager, and property manager.
Requirements:
Proven experience as a general painter.
Manual dexterity and problem-solving skills.
Physical demands described are representative of those that must be met by an employee to successfully perform essential functions of the job, such as frequently required to walk; use hands to finger, hand, or feel; reach with hands and arms. Occasionally required to stand; sit; climb or balance; stoop; kneel; crawl; talk; hear. Must frequently life and/or move up to 100 pounds.
Willingness to work overtime.
High school diploma or equivalent.
Basic understanding of electrical, plumbing, or other systems a plus.
Knowledge of general maintenance processes and methods a plus.
A self-starter, eager to learn and take direction.
An innate proactive personality that sees what needs to be done and completes it before being asked.
A team player, easy to work with, willingness to help others.
